A small industrial site in the fast-changing area of South Tottenham has provided the opportunity to create a contemporary mixed-use building delivering much needed new homes in the area.
MSMR’s design for the Bernard Road development will deliver 400sqm of commercial space and 45 private and affordable apartments.
Responding to the industrial heritage of the site and surrounding area, the design is composed of three, 4-6 storey brick-clad blocks with a simple utilitarian architectural language. Large rectangular openings are stacked in a grid-like pattern, infilled with pairs of windows on either side of a central pier. Contrasting brick colours and a variety of brickwork details, including stack bonded soldier courses, are used to articulate various façade elements. Inset balconies are located at the corner of each block, creating sheltered private amenity spaces for residents.
The ground floor of the building provides a more active frontage to the public park across the road and incorporates a tenure blind design approach to all entrances. The building’s new commercial spaces at ground floor will benefit from sub-dividable units for greater flexibility and improved external amenity space.
MSMR achieved full planning consent for the scheme in 2019.
