This new build, affordable housing development is located in Stratford’s East Village neighbourhood, formerly the Athlete’s Village for the London Olympics in 2012. The scheme, currently named 'Plot No. 5', is a Joint Venture partnership by developers Qatari Diar and Delancey and comprising 48 family-sized, affordable rental homes with a retail unit and flexible community space at the ground floor.
Working within the massing of a previously consented scheme, MSMR has optimised the residential layouts to create generously-sized apartments within the building’s distinctive triangular form. A landscaped public space with play areas is provided for both residents and the wider community.
The building has been designed to incorporate prefabricated components such as modular balcony units, precast concrete cladding panels and brick specials. In addition to the construction benefits, the prefabricated approach has provided solutions to the challenging building form and thermal performance objectives.
The grey brickwork mix was selected to amplify the contrast with the horizontal concrete bands which is an important aspect of the original concept.
East Village is already home to over 6000 people, 23 retailers, 3 children’s play areas, as well as 35 acres of open land and parkland.
