MSMR are appointed by Fairway Capital for the mixed-use development of 1-4 Eaton Mews West to provide a terrace of six mews houses and a 400m² office building.
Historically the site served as the stables for the carriage horses of Belgravia’s aristocracy before becoming a car garage in the 1930s.
Works include the demolition of the current garage building and construction of the new-build mews behind a partially retained Georgian façade. A new mansard roof with dormer windows will allow five of the six properties to be three storeys, bringing the height and scale of the terrace in line with homes opposite. A reduction in the footprint of the new properties creates substantial private garden space for each house.
To meet modern building standards while maintaining the requirements of the local Westminster Council’s Belgravia Conservation Area guidelines, the retained façade is restored and improved. The addition of period-appropriate details contextual to the 1800s preserves the architectural character of the conservation area.
The project reduces carbon emissions by 50% which surpasses current building regulations. Each mews house has an Air Source Heat Pump in the rear garden providing low-energy heating and cooling.
The development represents the first complete terrace of new mews houses constructed in Belgravia since the 1950s. Eaton Mews West provides modern and contextually sensitive accommodation in this super-prime central London location.
